Specifications Designed for Everyday Living
The quality of a house is not just its layout or appearance. The finishes, fittings, electrical provisions and building facilities required in every space used daily are also important. Amberstone Vectra specifications are described keeping these practical aspects in mind.
The project specifications also include several provisions relating to apartment interior finishes and fittings as well as the building’s common areas. Starting from the structural system to walls, ceilings, flooring, electrical points, doors, windows and bathroom fittings, each section is described separately.
Structural System
The Aluminum System Framework with Composite Concrete Structure has been used for the construction of Amberstone Vectra. This is the main specification underlying the overall structural design of the project.
Walls, Ceilings and Exterior Finishes
Concrete Shear Wall is provided for the internal and external walls of the house. Internal walls are given 2 coats of putty, 1 coat of primer and 2 coats of paint finish.
2 coats of putty, 1 coat of primer and 2 coats of premium emulsion are used on ceilings.
Exterior walls were given 1 coat of primer, followed by 2 coats of exterior texture paint with exterior emulsion. Color selection is in accordance with the architect’s design.
Bathroom and Utility Finishes
1200 mm x 600 mm vitrified tile dado is provided up to false-ceiling height in bathroom areas. The area above the dado is finished with one coat of primer. The make specified here is Exxaro or equivalent.
The utility area is provided with 1200 mm high dado using 300 mm x 450 mm vitrified tiles. Exxaro or equivalent specification also applies.
A grid-type false ceiling of reputed make or PVC is provided in the bathroom.
Kitchen and Dining Provisions
Amberstone Vectra apartments are provided with necessary electrical provisions for commonly used kitchen appliances. Among these:
- Chimney
- Hob
- Dishwasher
- Water purifier
Electrical power points are provided for these.
There are kitchen sink provisions as well as long bib taps and drain-out provisions. There is water supply and drain-out provision for wash basin in the dining area.
Bathroom Fittings & Fixtures
Bathroom fittings and sanitary fixtures are supplied with Kohler or equivalent specification.
Master Bedroom Bathroom
In the master bedroom bathroom, these are provided:
- Wall-mounted WC with flush valve
- Health faucet
- Single lever diverter
- Rain shower
- Granite countertop wash basin
- Pest-free drain
Other Bathrooms
In other bathrooms, these are given:

Apart from this, exhaust fan provision and geyser provision are also provided in all the bathrooms.

Doors, Windows and Electrical Specifications
Not only the big features, but also the doors, windows and electrical provisions used daily have their own role in determining the quality of the house. Specifications related to these elements in Amberstone Vectra are given separately according to room and usage. From the main entrance to the bedroom, bathroom and balcony doors, materials, sizes and finishes are clearly described. Apart from this, there are specific provisions for windows, ventilators, power backup and electrical fittings.
A Well-Specified Main Entrance
African Teak Wood frame with 1200 mm x 2400 mm height shutter and architrave has been specified for the entrance of the house. Solid pine wood is used in the shutter, PU polish and 6 mm external teak lipping is given all around. The main door is available in Indian Timber, Shreeji or equivalent make.
Yale or equivalent digital lock and tower bolts have been provisioned at the entrance keeping in mind both security and convenience.
Door Specifications for Bedroom and Bathroom
Due to the different usage of each room, separate specifications have been given for bedroom and bathroom doors.
Bedroom doors have good-quality engineered wood frames with 900 mm x 2100 mm height shutters and architraves. Flush shutters are provided with 0.8 mm laminate on both sides and 2 mm PVC lipping all around.
Engineered wood frames and 800 mm x 2100 mm height shutters and architraves have been specified for bathroom doors. These flush shutters are provided with 0.8 mm laminate on both sides and 2 mm PVC lipping all around.
For balcony access, UPVC glazed French sliding doors from reputable makes are specified.
UPVC Windows and Ventilators
The windows and ventilators in the apartment are also specified according to practical usage. UPVC sliding windows with safety grills are provided by reputed makes. Besides, UPVC ventilators with fixed louvers are also provided.
These window and ventilator provisions are planned with clean and functional finish to suit the needs of the apartment.
Electrical Setup and Power Backup
Necessary provisions for daily household electrical requirements along with power backup system are also included in the specification. There is 0.5 KW power backup for each apartment and 100% power backup provision for common areas.
MCB and RCCB devices of reputable makes are specified for electrical safety. Modular boxes, switches and sockets are provided by Havells, Indo Asian Shynora, Legrand Myrius or equivalent brands.
FRLS (Flame Retardant Low Smoke) copper wires are used for wiring. Finolex, Havells, Anchor, Lapp or equivalent makes are specified.
Provision for Everyday Electrical Needs
Provisions have been made for various appliances and connectivity requirements in key spaces of the house. Among them:

Flooring Specifications at Amberstone Vectra
Not every space in the house will need the same type of flooring. Amberstone Vectra specifications include different flooring materials and tile sizes to suit their use in living areas, bedrooms, master bedrooms, bathrooms, utility, balconies and terraces.
Flooring Across Different Areas
The specification is to use 1200 mm x 600 mm double-charged vitrified tiles in living, dining and kitchen areas. 2 mm spacer joints and suitable grouting are provided between the tiles. The make specified here is Exxaro or equivalent.
1200 mm x 600 mm double-charged vitrified tiles are also used in other bedrooms. These are also specified with 2 mm spacer joints and suitable grouting.
The master bedroom has been given a different finish from the normal bedroom flooring. Here 1200 mm x 200 mm wooden texture tiles with 2 mm spacer joints are specified.
600 mm x 600 mm anti-skid vitrified tiles are used for bathroom flooring. 450 mm x 450 mm anti-skid vitrified tiles are provided in the utility area. Thus, separate tile specifications are given for their use in different areas.
Balcony and Terrace Flooring
Balcony is also a major outdoor space of the apartment. Here, 450 mm x 450 mm anti-skid vitrified tiles with spacer joints are specified.
Mangalore clay tiles are given in the specification for the terrace area.
Balcony Details
Along with flooring, handrail-related specifications are also given in the balcony. The balcony handrail will have a granite sill and MS grill with enamel paint.
Common Building Specifications
Amberstone Vectra specifications are not limited to interior features only. Various specifications have been given for the common areas and building facilities used by residents.
Kone or equivalent high-speed automatic passenger lift is provided in the building. There is 100% power backup provision for the clubhouse, lifts and common-area lighting.
An owners’ names directory is provided on the ground floor for displaying the names of apartment owners.
Lift fascia granite or vitrified tile cladding is specified with a 200 mm threshold. Granite flooring is provided in the lift lobby on all levels.
Corridors and Staircases
In common corridors, 1200 mm x 1800 mm anti-skid vitrified tile flooring is specified by Exxaro or equivalent make. No decorative highlighter tiles are used in the corridor flooring.
Staircase flooring has been provided with granite flooring up to the fourth floor, and Kota stone has been specified on the remaining floors. Staircase handrails have MS handrails with enamel paint finish.
Fire-rated doors are provided for terrace access.

Plumbing and Water Management
Since water, drainage and sewage systems are important in the daily requirements of a home, the Amberstone Vectra specifications also provide specific details on plumbing-related provisions.
PVC pipes and PVC fittings are specified for water supply, drainage and sewage systems. Supreme, Sudhakar or equivalent makes are specified for these pipes and fittings.
There is a centralized underground sump provision in the project for water storage. Besides, a rainwater harvesting system is planned as per site requirements.
These provisions include basic systems related to the project’s water supply, drainage, sewage and water storage.
Safety and Security Provisions
Safety provisions related to common areas and entry points are also important in residential development. CCTV surveillance cameras are provided at pivotal locations on the ground floor of the building.
Security booths are also provided at the entry and exit parts of the project.
Walkways and Landscape Design
Attention has been paid to the specification of movement spaces around the apartment building. Walkway spaces are planned and well-defined in accordance with the landscape design intent.
A compound wall and entry gates are provided around the project perimeter. The height of the compound wall is specified as 1500 mm and above.
Suitable landscaping is also given at appropriate places as per landscape design intent. Thus, walkways, landscape and boundary elements in external areas are planned together.
Driveway and Entry Areas
Convex mirrors have been provided in the project’s driveway to aid turning at entry and exit points.
Interlocking paver blocks or equivalent flooring is specified on the external driveway. Driveway demarcation is also done according to landscape design intent.
These provisions include practical requirements relating to driveway movement, entry and exit areas and external circulation spaces.
